Weโ€™re excited to share the latest updates, reminders, and upcoming events happening in our community. Hereโ€™s whatโ€™s going on in Portrait Hill:


Annual Meeting Recap

Last Tuesday, we held our Annual Meeting. The two open director positions were re-elected, and weโ€™re happy to announce that Mike Kalec and Fabiola Batiz will continue serving on the Board.

We also shared a summary of the 2024 budget, and the Board will be meeting with MJS this October to begin planning for the 2025 budget.


Website & Communication Updates

The Board is continuing to work on getting our neighborhood website updated and fully functional. Once everything is in place, residents will be able to receive emails with announcements, updates, and important neighborhood information directly to their inbox.


In Case You Missed It

Architectural Requests

As a reminder, any exterior modification requires residents to submit an application for approval by the architectural review board. Exceptions include refreshing what is already in place (e.g., replacing mulch with the same color, replacing dead plants/shrubs with the same type, repainting siding with the same color, etc.). Applications should be submitted to architectural@mjsmgt.com.

Lawn Care & Maintenance

Homeowners are responsible for maintaining their lots to prevent unsightly, unhealthy, or unkempt conditions. Lawns should be free of debris, excessive weeds (including flower beds), and mowed frequently.

We understand that lawn maintenance can be time-consuming. If you need help or resources, reach out to maintenance@portraithillsc.com. Community volunteers are available to assist residents in bringing their yards into compliance, and the Board is willing to work with residents to allow reasonable time for upkeep.
