If you have any issues with your key fob contact MJS Inc. for them to help you further. Also, please make sure you&#8217;re not opening the gate to anyone you don&#8217;t know or who doesn&#8217;t have a key fob to come in, we&#8217;ve had some complaints of people coming in to use our pool that don&#8217;t live here without the company of a resident. <\/li>\n\n\n\n<li>\ud83d\udeab\u00a0<strong>No Parking in Green Spaces<\/strong>\u00a0\u2013 Vehicles parked in green spaces will be\u00a0<strong>towed at the expense of the responsible resident<\/strong>. This includes front yards of homes, side walks, etc. Overnight street parking is\u00a0<strong>not permitted<\/strong>. For more details, refer to the community CC&amp;Rs under the\u00a0<strong>Documents &amp; Forms<\/strong>\u00a0tab on the website.<\/li>\n<\/ul>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\" \/>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Annual HOA Meeting <\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Save the date for our 2026 Annual Meeting <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">When:  September 29th <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Time:  6:30pm<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Where: Grace Point Church, 11241 Broad River Rd, Irmo, SC 29063<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Any homeowner who would like run for the board, should submit a self-nomination and bio to MJS Inc. to the address or email as indicated below by September 23, 2026<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Mjs@mjsmgt.com<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>MJS Inc.<\/strong>, <strong>4910 Trenholm Road, Suite C, Columbia, SC 29206<\/strong><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\" \/>\n\n\n\n<h1 class=\"wp-block-heading\"><strong>Pool Season Reminders: Help Us Keep Our Amenities Beautiful<\/strong><\/h1>\n\n\n\n<p class=\"wp-block-paragraph\">As we continue to enjoy pool season, we\u2019d like to remind all residents of a few important guidelines that help keep our pool area safe, clean, and enjoyable for everyone.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Pool Supervision<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">For the safety of all residents,&nbsp;<strong>children under the age of 16 must be accompanied by an adult at all times while at the pool and pool facilities.<\/strong>&nbsp;Parents and guardians are responsible for supervising children in their care and ensuring all pool rules are followed.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Pool Furniture<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Our pool furniture is provided for the enjoyment of all residents. Please help us keep it in great condition by:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Returning chairs, tables, and loungers to their proper locations before leaving.<\/li>\n\n\n\n<li>Not placing pool furniture inside the pool.<\/li>\n\n\n\n<li>Reporting any damaged or broken furniture to the HOA Board as soon as possible so repairs can be addressed promptly.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Umbrellas<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">For safety reasons, all umbrellas must be closed before leaving the pool area, especially during windy conditions. Open umbrellas can easily become damaged or create safety hazards. Please make sure you close them before you leave, even if the day it&#8217;s not over, close them and the person that comes after you to use it can open it again. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>No Glass Containers<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">For the safety of all residents, <strong>glass containers are strictly prohibited in the pool and cabana areas<\/strong>. To help keep them safe and enjoyable for all residents:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>All pets must be kept on a leash at all times while on community property and walking trails.<\/li>\n\n\n\n<li>Pets are not permitted to roam freely or be off-leash in common areas.<\/li>\n\n\n\n<li>Pet owners are responsible for immediately picking up after their pets and properly disposing of waste.<\/li>\n\n\n\n<li>Please be courteous to your neighbors and fellow trail users by maintaining control of your pets at all times.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Keeping our trails clean and safe helps ensure a pleasant experience for everyone in our community.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\" \/>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Tree Trimming Reminder for Residents<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">As we head into the growing season, we kindly ask all residents to check the trees around their property and trim any branches that may be hanging over sidewalks or streets.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For safety and accessibility, please ensure the following clearances are maintained:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Sidewalks:<\/strong>&nbsp;Tree branches should be trimmed to allow at least&nbsp;<strong>6 feet of clearance<\/strong>&nbsp;so pedestrians, strollers, and children can walk safely.<\/li>\n\n\n\n<li><strong>Streets:<\/strong>&nbsp;Branches extending over the road should maintain at least&nbsp;<strong>8 feet of clearance<\/strong>&nbsp;for vehicles and service trucks.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Regular tree trimming helps:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>\u2705&nbsp;<strong>Prevent HOA violations<\/strong><\/li>\n\n\n\n<li>\u2705&nbsp;<strong>Keep sidewalks clear and safe for walkers, kids, and strollers<\/strong><\/li>\n\n\n\n<li>\u2705&nbsp;<strong>Keep streets free of low-hanging limbs for cars, delivery trucks, and emergency vehicles<\/strong><\/li>\n\n\n\n<li>\u2705&nbsp;<strong>Maintain a clean, well-kept look throughout the neighborhood<\/strong><\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">We appreciate everyone taking the time to check their property and make any necessary trims. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Saluda Landscaping<\/strong>&nbsp;is offering&nbsp;<strong>tree trimming services for just $30 per tree<\/strong>&nbsp;for our neighborhood.  <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If you&#8217;re interested in taking advantage of this offer, please fill the form attached and Saluda Landscaping will contact you to schedule. <a href=\"https:\/\/forms.gle\/DASD9FHV5wT3JYSSA\">https:\/\/forms.gle\/DASD9FHV5wT3JYSSA<\/a><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\" \/>\n\n\n\n<p class=\"wp-block-paragraph\"><strong><strong>Landscape Maintenance &amp; Weed Control Reminder<\/strong><\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">With the growing season in full swing, we\u2019d like to remind all homeowners to help keep our community looking its best by maintaining their lawns and landscaping.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Please remember to:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Mow your lawn regularly.<\/li>\n\n\n\n<li>Keep weeds under control in both your yard and landscape beds.<\/li>\n\n\n\n<li>Trim shrubs, bushes, and trees as needed.<\/li>\n\n\n\n<li>Remove dead plants, branches, and yard debris.<\/li>\n\n\n\n<li>Keep sidewalks, driveways, and flower beds neat and well-maintained.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Regular landscape maintenance helps protect property values and keeps our neighborhood beautiful for everyone to enjoy.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">As part of our routine community inspections, homes with overgrown lawns, excessive weeds, or neglected landscaping may receive a violation notice if maintenance issues are not addressed.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">We understand that lawn maintenance can be time-consuming. If you need help or resources, reach out to <strong>board@portraithillsc.com<\/strong>. Community volunteers are available to assist residents in bringing their yards into compliance, and the Board is willing to work with residents to allow reasonable time for upkeep.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\" \/>\n\n\n\n<p class=\"wp-block-paragraph\"> <strong>Architectural Requests<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">As a reminder, any exterior modification requires residents to submit an application for approval by the architectural review board. Exceptions include refreshing what is already in place (e.g., replacing mulch with the same color, replacing dead plants\/shrubs with the same type, repainting siding with the same color, etc.). Applications should be submitted to&nbsp;<strong>architectural@mjsmgt.com<\/strong>.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\" \/>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Parking Reminders<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>If you plan to park at the clubhouse when there is no scheduled event, please email&nbsp;<strong>board@portraithillsc.com<\/strong> with the vehicle details and duration to avoid towing.<\/li>\n\n\n\n<li>Overnight street parking is\u00a0<strong>not permitted<\/strong>.<\/li>\n\n\n\n<li>RVs\/Campers  and boats may\u00a0<strong>not<\/strong>\u00a0be parked on driveways for extended periods. For stays longer than 72 hours, email\u00a0<strong>board@portraithillsc.com<\/strong>\u00a0for approval.<\/li>\n\n\n\n<li>For more details, refer to the community CC&amp;Rs under the&nbsp;<strong>Documents &amp; Forms<\/strong>&nbsp;tab on the website.<\/li>\n\n\n\n<li><\/li>\n<\/ul>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\" \/>\n\n\n\n<p class=\"wp-block-paragraph\">I<strong>noperative and Unlicensed Vehicles:&nbsp;<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">No inoperative or unlicensed vehicles may be parked on a lot except in a garage. <strong>The Association may tow or otherwise remove any vehicle or passenger vehicle parked in violation of this Regulation after notice to the Lot Owner of the violation, immediately in cases of a hazard or an emergency or upon the continued violation by that Lot Owner or the Lot Owner\u2019s guest, after the initial notice is provided to that Lot Owner.<\/strong><\/p>\n\n\n\n<h1 class=\"wp-block-heading\"><strong>Golf Cart &amp; Recreational Vehicle Safety Reminder<\/strong><\/h1>\n\n\n\n<p class=\"wp-block-paragraph\">The safety of our residents is a top priority. We would like to remind everyone that children who are not legally licensed drivers are not permitted to operate golf carts within the community.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In addition, the operation of dirt bikes, ATVs, mini bikes, go-karts, and similar recreational motorized vehicles is prohibited on neighborhood streets, common areas, sidewalks, walking trails, and HOA property.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Parents and guardians are asked to help ensure that all motorized vehicles are operated safely and in accordance with community rules.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Residents observed operating prohibited vehicles or allowing unauthorized drivers to operate golf carts may receive a violation notice.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Highlights for golf carts in SC;&nbsp; Before you or someone you know takes a golf cart for a drive, be sure to follow the checklist below:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u00b7&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;The golf cart must be insured, permitted, and registered with SCDMV using the following link,&nbsp;<a href=\"http:\/\/scdmvonline.com\/Vehicle-Owners\/Types-Of-Vehicles\/Golf-Cart\">http:\/\/scdmvonline.com\/Vehicle-Owners\/Types-Of-Vehicles\/Golf-Cart<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u00b7&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;The golf cart must remain within 4 miles of your home, where it is legal to drive.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u00b7&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;The golf cart may be operated on roads with posted speeds of 35 mph or less.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u00b7&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;The golf cart may be operated during daylight hours only.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u00b7&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<strong>The driver must be at least 16 years old with a valid driver\u2019s license.<\/strong><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\" \/>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Friendly Neighborhood Courtesy<\/strong><\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>\ud83d\udc3e Clean up after your pets to help keep our community beautiful.<\/li>\n\n\n\n<li>\ud83d\ude97 Observe the speed limit for the safety of children, pets, and pedestrians.<\/li>\n\n\n\n<li>\ud83d\uddd1\ufe0f Bring in trash and recycling bins promptly after pickup on Tuesdays.
