We\u2019re excited to share the latest updates, reminders, and upcoming events happening in our community. Here\u2019s what\u2019s going on in Portrait Hill:<\/p>\n\n\n\n

Annual Meeting Recap<\/strong><\/h3>\n\n\n\n

Last Tuesday, we held our Annual Meeting. The two open director positions were re-elected, and we\u2019re happy to announce that Mike Kalec<\/strong> and Fabiola Batiz<\/strong> will continue serving on the Board.<\/p>\n\n\n\n

We also shared a summary of the 2024 budget, and the Board will be meeting with MJS this October to begin planning for the 2025 budget.<\/p>\n\n\n\n

Website & Communication Updates<\/strong><\/h3>\n\n\n\n

The Board is continuing to work on getting our neighborhood website updated and fully functional. Once everything is in place, residents will be able to receive emails with announcements, updates, and important neighborhood information directly to their inbox.<\/p>\n\n\n\n

Architectural Requests<\/strong><\/p>\n\n\n\n

As a reminder, any exterior modification requires residents to submit an application for approval by the architectural review board. Exceptions include refreshing what is already in place (e.g., replacing mulch with the same color, replacing dead plants\/shrubs with the same type, repainting siding with the same color, etc.). Applications should be submitted to architectural@mjsmgt.com<\/strong>.<\/p>\n\n\n\n

Lawn Care & Maintenance<\/strong><\/p>\n\n\n\n

Homeowners are responsible for maintaining their lots to prevent unsightly, unhealthy, or unkempt conditions. Lawns should be free of debris, excessive weeds (including flower beds), and mowed frequently.<\/p>\n\n\n\n

We understand that lawn maintenance can be time-consuming. If you need help or resources, reach out to maintenance@portraithillsc.com<\/strong>. Community volunteers are available to assist residents in bringing their yards into compliance, and the Board is willing to work with residents to allow reasonable time for upkeep.<\/p>\n\n\n\n

Parking Reminders<\/strong><\/p>\n\n\n\n

  • If you plan to park at the clubhouse when there is no scheduled event, please email board@portraithillsc.com<\/strong> with the vehicle details and duration to avoid towing.<\/li>\n\n\n\n
  • Overnight street parking is not permitted<\/strong>.<\/li>\n\n\n\n
  • RVs\/Campers may not<\/strong> be parked on driveways for extended periods. For stays longer than 72 hours, email board@portraithillsc.com<\/strong> for approval.<\/li>\n\n\n\n
  • For more details, refer to the community CC&Rs under the Documents & Forms<\/strong> tab on the website.<\/li>\n\n\n\n
  • \ud83d\udeab No Parking in Green Spaces<\/strong> \u2013 Vehicles parked in green spaces will be towed at the expense of the responsible resident<\/strong>.<\/li>\n<\/ul>\n\n\n\n
